This is a complete set of everything in the photos. Please check the photos. Some items are not Sylvanian Families. I don't know exactly what they are, so please be aware of this before purchasing. The house was displayed under the bed, so it has some dust. The bus was played with often, but the house is in good condition with little dirt as it wasn't used much. These items were played with by children, so please disinfect them with alcohol before use. m(_ _)m Assembly instructions are included. The outer box will be wrapped in bubble wrap, and a shipping label will be attached. Everything will be packed inside, so please be aware that the packaging will be simple. I don't know how the items were originally packaged, so the outer box may bulge slightly. The box has some tears and stains as it has been stored at home. I'm sad to be finished with Sylvanian Families so soon, but I hope to pass these on to someone who will cherish them.
