The author, in 1988, became independent from Shimizu Corporation and established Kibosha, a company specializing in Construction Management (CM). He played a significant role in popularizing the term CM in Japan. Originally, the primary role of the construction industry is to provide good buildings at a low cost to the client. However, the traditional Japanese "lump-sum contract" production system had an unclear cost structure, leading to increasing distrust among clients, especially after the collapse of the bubble economy, who felt that "construction costs were too high." Therefore, the CM method, which coordinates designers, general contractors, and specialized construction companies to support the client, has gained attention. This book explains the content of CM work, the role of the CMR (Construction Manager), specific procedures for each CM method, and the effects of introducing CM. It also shows the roles and problems of design firms, general contractors, and specialized construction companies. The examples are limited to those implemented by the author, and as a result, the points made about the problems of the construction industry tend to be one-sided.
