This is an Adidas jersey top. It's unisex. My daughter wore it for one season. The reason for the "as is" condition is that a part of the fabric edge on the zipper is peeling up. It seems the sewn edge of the fabric has come undone. The zipper itself is sewn securely, so there's no problem with its use. It's barely noticeable unless you look closely (photos 2 and 3). There's a small black stain on the white stripe on the sleeve (photo 6). Other than that, I don't see any noticeable stains or damage, and I think it's relatively clean. There is some wear and tear, fuzzing, and pilling.
